UNLIMITED WHITETAIL HUNT CLUB LLC
OPERATING AGREEMENT & CLUB RULES

The name of the Hunt Club shall be Unlimited Whitetail Hunt Club LLC, an Ohio limited liability company
company, established on December 16, 2025.

The objectives of the Company are to encourage the conservation and hunting of wild game, birds, and
fish; preserve forests; promote good fellowship and sportsmanship; observe all game and fish laws;
and cultivate proper relationships between sportsmen and landowners.

ARTICLE I – NAME & PURPOSE
The Company may lease tracts of land and regulate hunting and motorized vehicle privileges on leased
property.

ARTICLE II – MEMBERS & OFFICERS
Section 1. The Members of the Company may appoint officers, including a President, Vice President,
Secretary and Treasurer to manage day-to-day operations.

Section 2. A “Member” means an individual admitted as a member of the Unlimited Whitetail Hunt Club
LLC holding a membership interest subject to this Agreement.

Section 3. Officers shall serve four-year terms. The fiscal year begins July 1 and ends June 30.

ARTICLE III – FINANCES & BANKING
All Company funds shall be deposited in accounts held in the name of Unlimited Whitetail Hunt Club
LLC. The Treasurer shall maintain accurate financial records. Two authorized signers shall be required:
The President and Treasurer.

ARTICLE IV – MEETINGS & QUORUM
A quorum for Member meetings shall consist of at least two officers and five non-officer Members.
Regular meetings occur in January and June.

ARTICLE V – AMENDMENTS
This Operating Agreement and Club Rules may be amended by a majority vote of Members present.

ARTICLE VI – DISSOLUTION
Upon dissolution, after all Company debts are paid, the remaining assets shall be distributed equally
among Members in good standing.

ARTICLE VII – LIABILITY
No Member or Officer shall be personally liable for Company debts or obligations except as required by
law.
ARTICLE VIII – CLUB RULES
Membership caps, guest rules, hunting rules, fines, check-in procedures, and conduct standards
adopted by the Members are enforceable Company rules.

ARTICLE IX – FUTURE FACILITIES
Any income generated by Company-owned facilities or rentals shall be Company income and used forThe 
Company's purposes unless otherwise approved by the Members.

Club Rules

 As Agreed Upon by Members

    There shall be only 20 active members
  2. 2
    Each member can bring 1 guest per year. A guest pass is required. The member is responsible to make sure the guest gets his pass, and follows the club rules.

    Campsites must be kept clean at all times, and if a camper leaves the campsite, they must not leave anything behind.

    No dirt bikes or racing ATVs allowed on the property.

    No deer drives.

    Antlered deer must have 4 points on one side. Anything less will have a $100 fine. Shoot a button buck, pay a $20 fine.

    Whoever shoots the highest gross scoring deer gets a free membership the following year.

    Bear hunting with dogs is allowed.

    Do not destroy locks on gates.
  10. 10
    Members must have a membership card on themselves at all times when on the property.

    Members must display club tags visibly on all motorized vehicles at all times. e-Bikes do not need tags.

    Members may not ride motorized vehicles with non-members; however, they may have a non-member ride with them. The member shall be the driver.

    Absolutely no littering!! You bring it, you take it.

    Every hunter shall bring 1 treestand or hunting blind. Each stand shall be marked on OnX hunt app, and the location shared in the club app. Each stand/blind location shall be assigned a number for hunter check-in/check-out.

    Each hunter shall check in and check out every time they are on the property. The process will be determined once we know how good phone service we have on the property. The preferred method is via the club app. If phone service is not good we will have a shack and off-line process at the gate(s).

    Annual membership fees are due on 15. There will be a $100 late fee applied for late payments. If your payment is not received by May 15, your membership will be opened up and made available to the waiting list.

    Only members of the club are permitted to hunt or fish, or operate motorized vehicles on the leased land of the club. However, a member’s rights and privileges shall extend to include their spouse and children still living in the household to be on the property and allowed to mushroom and shed hunt. And other hunting activity by family members will need either a full membership or a guest membership. 

Fees

  • Adult annual membership $1,000
  • Youth annual membership $500
  • Adult daily guest pass $250
  • Youth daily guest pass $100
  • Shoot an antlered buck with less than 4 points on one side $100
  • Shoot a button buck $20

The primary goal is to have fun, stay safe, and be an ethical sportsman. The club's goal is to build up money towards owning land with a lodge on it. The lodge will be for all members to use and rented out on Airbnb when not in use.
